Green Door Properties can offer you the owner a let-only service (option A) or both a let and management of your property (option A&B).
The let-only service is detailed below, but you also have the option to enlist Green Door to manage your property on a monthly basis.

Services Provided Let Only - Option A
SERVICES PROVIDED LET ONLY – OPTION A

Meeting with you the owner at the property and giving a rental valuation and advice on letting the property. Should it be furnished/unfurnished.

Advertising & marketing of the property

Arrange viewings of the property – personally meet and greet with potential tenants

Tenant screening, reference check & selection.

Introduction of a tenant for the property (owner has final say on this)

Negotiating the terms of the tenancy between yourself and the tenant

Collecting both the deposit and the first month’s rent

Set up the standing order between the landlord and the tenant to commence in according with the move in date.

Transfer of all utilities into the tenant’s name and sending closing bills onto you.

Preparing photographic inventory of the property.

Forwarding of all paperwork and documentation to you.
Management Services Provided - Option A & B
Green Door Properties Ltd will deal with the

day-to-day phone calls and other enquiries regarding the property on the landlord’s behalf, advising the landlord of these if necessary. We will be the tenants main point of contact. They will effectively have no dealings with the landlord – we will be taking care of all queries, issues or problems that may arise

Provide a call out service for tenants. Deal with emergency repairs and other maintenance issues as they arise. Arrange for appropriate tradesmen to effect necessary repairs and decoration to a maximum cost (€100) for repairs. More than this amount, we will attain your approval in the exception of emergency cases. We can also use the landlord’s own nominated maintenance/repair men. Source quotes on any necessary works (each service charge will be tendered to ensure best value)

Carry out quarterly routine inspections, making reports available via the landlord’s email or postal address upon request. Retaining all assessments on file.

Register for any necessary charges i.e. RTB @ €40 (deducted from rent).

issue monthly invoices and statements are sent to the landlord via email or post on or before the 10th of each month and payments will also be made on or before the 10th of each month directly to your nominated account.

At the termination of a tenancy the property will be thoroughly cleaned as necessary, and the inventory checked, and any resultant charges levied against tenant as appropriate.

All utilities will be read (ESB, Gas etc) and accounts closed off in outgoing tenants’ names and put back into the landlords until next tenancy.

Repayment of the deposit will only be made to the outgoing tenant after deductions of any necessary expense have been made.
